Wokingham Borough Council have approved our plans for a second padel court and clubhouse extension (planning application 260186). The proposal will result in a very modest increase in usage (circa 4 additional users at peak) and does not introduce facilities on a scale that would materially alter current parking demand patterns.
The additional clubhouse space is not expected to change existing usage patterns, as members already socialise before and after play. The extension is primarily to meet safeguarding requirements, including providing a separate space for junior members during coaching and tournaments.
Delivery Access Via Car Park 2
During the construction works we will ensure that the construction vehicle route through Car Park 2 remains clear and safely managed during the temporary construction period. Given the limited scale and duration of the works, we propose a managed operational approach, rather than formal physical segregation.
- the route for construction vehicles through Car Park 2 will be kept clear of parked vehicles during delivery periods, reflecting that this area is already typically left open to provide access to the overflow parking (Car Park 3);
- a banksman will be present during all construction vehicle movements to manage both vehicle manoeuvring and pedestrian safety;
- where required, a small number of spaces can be temporarily coned off to maintain a clear access route;
- construction vehicle movements will be infrequent and carefully timed, with only one large HGV delivery anticipated (for the padel court installation), and all other deliveries undertaken using smaller vehicles; and
- given this controlled and supervised approach, formal signage is not considered necessary, as movements will be actively managed on site.

- the construction vehicle route through to Car Park 3.
We are confident this provides a safe and proportionate solution, reflecting the temporary nature of the works and the existing use of the site.

Parking Video and Photo Diary 23rd and 25th March 2026
The video and photos below show parking availability at the Wargrave Tennis Club during two peak night periods, Monday 23rd and Wednesday 25th March 2026. On both evenings, despite the club’s courts being full, there were still well over 120/130 parking spaces available across the three car parks.
On Wednesday, 25th March (the first video), a total of 33 players were at the club on 8 courts. Despite this, 32 car spaces were available in two car parks with none of the 100-120 spaces being used in the overflow parking area (with “Grasscrete” surface). On Monday, 23rd March, 38 players were at the club on all 9 courts, with at least 22 spaces still available in the main car park and 100-120 spaces in the overflow car park.

Conclusion
Given the limited scope of our plans and the natural constraints of court space, we believe that the current parking provision comfortably accommodates the proposal without requiring a formal parking survey. We hope that the two examples shared in this post clearly demonstrate the availability of parking spaces, even when the club is full and busy. A further site visit would help the Parking Officer gain context regarding the level of parking provision at the tennis club.
